Status of the project: A Chapter40B development. Under review by Newton’s Zoning Board of Appeals.
What: A mixed use project with 410 rental units.
Inclusionary zoning: 103 units at 80% AMI.
Sustainability: Residential area designed to Passive House Standards and will be all electric; 10% of parking will have EV chargers and 10% will be EV charger ready; Design optimized to reduce embodied carbon.
What more could be done: Ensure inclusionary units have a larger number of three-bedroom units for families; Have some units available for less than 80% AMI; Install solar panels at time of construction; Increase number of EV chargers.
528 Boylston Street

Status of the project: A Chapter40B development. Applied for project eligibility approval from the state. Then it will be reviewed by Newton’s Zoning Board of Appeals.
What: 244 units located on Rt. 9.
Inclusionary zoning: 61 units at 80% AMI.
Sustainability: Certifiable at LEED Gold Sustainability Standard; Assessing Passive House feasibility; Fully electric.
What more could be done: Include a higher percentage than required of affordable 3 bedroom units as these are needed for families; Reduce the number of parking spaces to 1.0 per unit; Meet Passive House Standards.
Sunrise of Chestnut Hill Senior Housing

Status of the project: Early stages of review by the Land Use Committee.
What: 5 story, 120 bed facility for assisted living and memory care on Rt. 9 next to the Lifetime Center.
Inclusionary zoning: 6 inclusionary units.
Sustainability: Designed to meet Enterprise Green Communities (EGC) Green Building standards; 10% of parking will have EV chargers and 10% will be EV charger ready.
What more could be done: Meet a higher energy standard such as Passive House standards; Work towards net-zero during construction; Install solar panels.
