Status of the project: A Chapter40B development. Under review by Newton’s Zoning Board of Appeals.

What: 184 units located on Rt. 9.

Inclusionary zoning: 25% of the units deed restricted affordable. 37 units at 80% AMI and 9 at 50% AMI for a total of 46 units. 

Sustainability: Assessing Passive House standard feasibility; Fully electric.

What more could be done: Reduce the number of parking spaces to 1.0 per unit; Meet Passive House Standards.

78 Crafts Street

Status of the project: A Chapter40B development. Under review by Newton’s Zoning Board of Appeals.

What: 295 apartments in 4 buildings of varying heights.

Inclusionary zoning: 59 inclusionary units at 50% AMI.

Sustainability: Passive House standard; 0.85 parking stalls per unit. 0.3 miles from commuter rail stop.

What more could be done: Increase bike parking; Ensure stormwater management based on increased precipitation.

Riverside

Riverside Development Buildings - Rendering

Status of the project: Because there was so much pushback in the neighborhood, this project took many years to get permitted. During that time financial conditions changed and it is no longer viable as planned. Ideas for new development are in the works.

What: There had been plans for 500 apartments plus life science and commercial space.

Inclusionary zoning: A total of 110 affordable units were included – 44 at 50% AMI and 66 at 80% AMI.

Sustainability: Located at the Riverside T stop. They were planning to upgrade the Charles River trail network.
